Sell Your House Fast: How to Create a Great Listing

It’s now easier to create a real estate listing online, but that also means everybody else is doing it. That said, how can you make an attention-grabbing listing and sell your house fast?

You may think that writing a listing is easy. While it is, in fact, simple to write a property listing, it takes a little bit more effort to get yours noticed. And with many Eagle Mountain real estate listings out there, here’s how you can make sure yours will stand out from the rest:

1. Take high-quality pictures

Photos are the first things that people will notice about your listing, so getting high-definition, professional-looking pictures is one of the best ways to make users stop scrolling and look at your house. Borrow or rent a camera to take better photos of the inside and outside of your home. If you don’t have any photography skills, hire a professional that can do it for you or ask a friend for help.

2. Be honest in the description

Anything you say in your listing’s description should be honest and accurate, but that doesn’t mean you can’t make negatives seem like positives. For instance, if your house is small, say it in the description.

Focus on highlighting the best features of the house without ignoring its shortcomings. For many potential buyers, the best features of the house can outweigh even the worst of flaws, and this will highly depend on how you describe the property on your listing.

3. Choose the right words

When creating a real estate listing, you have to be careful when choosing the words you will put on it. Use the right adjectives to describe the house accurately. For example, don’t use “sweeping” when describing a small backyard, or “flawless” when there are repairs to be made on the house.

At the same time, avoid using words and phrases that sound negative, such as “small,” “TLC,” “upside potential,” or “fixer-upper.” These words can paint the house in the wrong light, and consequently, make it harder for you to get quality buyers.

4. Come up with a great headline

Buyers will be much more interested in a listing with a “Stunning Victorian” in the title than just a simple “2-BR House in the Suburbs.” Catch people’s eyes by creating a unique and descriptive title for your listing. For example, if you are selling a condo in the city, use phrases like “Urban Landscape,” “Upscale Condo,” or “Stunning Cityscape,” to spice up your listing.

5. Focus on the unique features

A house’s personality can help it sell faster and at a better price. If there are unique features in the home, highlight them in the description. Do you have a custom-made chandelier in the stairwell? A conservatory attached to the side of the house? Original vintage wallpaper in the living room? These unique features can be what it takes for buyers to schedule a tour.

If you want to attract the best buyers, these are the tips that you should keep in mind when you make your property listing. Even if the house isn’t the most desirable among the bunch, you can make it seem like it in the way you describe it.
